Water comes before framing
The most expensive mistake in West Michigan basement finishing is framing a space that has not been dried out first. A finished basement that takes water is a demolition job, not a repair, and the cost of doing it twice is far higher than the cost of solving the water once.
Before any framing happens we work through the same sequence: exterior grading away from the foundation, downspouts extended well clear of the backfill, interior or exterior drainage where the water table or the soil requires it, and a vapor strategy chosen for this climate rather than copied from a drier one. West Michigan runs humid summers and cold winters, which means the vapor drive reverses seasonally. That is the reason we do not run continuous polyethylene sheeting against a foundation wall: it traps moisture in the assembly instead of letting it dry.
Egress is what makes it living space
A finished basement without compliant egress is a finished basement, not a bedroom, and that distinction shows up again when the house is appraised or sold. Michigan residential code sets minimum opening area, minimum width and height, and a maximum sill height above the finished floor for any sleeping room below grade. Meeting it usually means cutting the foundation wall for an egress window and installing a window well with a ladder or steps.
That is structural work on a foundation wall and it needs a permit and an inspection. It is also the single item most often left out of a low basement quote, so it is worth asking any contractor directly whether egress is in their number.
Permits in Grand Rapids and the surrounding municipalities
A basement finish inside the Grand Rapids city limits goes through the city's Development Center. East Grand Rapids, Kentwood, Wyoming, Walker, Grandville and Cascade Township each run their own building department with their own requirements. Expect a building permit plus separate electrical, mechanical and plumbing permits pulled by the licensed trade doing that work, and a plan review step once a foundation wall is being cut.
We pull the permits. A homeowner who pulls their own permit in Michigan becomes the responsible party for the work, which removes the contractor's accountability and can affect insurance and the later sale of the house.
What moves the number
We do not quote basement finishing by the square foot, because the square footage is rarely what drives the cost. What drives it is whether you need drainage, whether an egress window has to be cut, whether a bathroom is going in and where the existing drain line sits, how much of the ceiling height you can keep once mechanicals are boxed, and whether the existing electrical panel has the capacity for a new circuit load. An itemized proposal should name each of those as its own line, with allowances identified, so you can see which numbers are fixed and which depend on selections you have not made yet.
If you want to go deeper on the planning side before you call anyone, we have written at length on what actually drives basement finishing cost, how egress window requirements work in Michigan, and the moisture and insulation decisions specific to this climate.

What homeowners say
The team of OCD Building and remodeling are very professional and timely. We had a flooring issue at work, they came in with a thought out solution, and a reasonable timeframe. Once the job started, which took place over three nights, they communicated each day about progress. They left the area clean and safe, so that business was not interrupted. Alex, the owner called me personally to make sure I was happy. This team is truly…
Adam Hutchens
Alex from OCD gave us a level of comfort from our first conversation. He spent more time with us than any other contractor to understand our wants and needs before providing a quote. His original design captured what we envisioned in replacing our old deck with something more functional. Once work started, the team of Pete and Natasha worked through some pretty nasty weather to keep things moving. Our new deck is very well built,…
Stephen Walker
Our front walkway turned out great! We are incredibly impressed with the attention to detail and the creative process both Alex and Eddie went through to get us the perfect layout and a finished product that is better than we could have ever expected. The communication and professionalism were A+. We have worked with many contractors throughout our full home reno and would trust Alex and his deck team with…
