What is behind the wall decides the project

Grand Rapids is an old housing city, and in a kitchen that matters more than in any other room. Heritage Hill, Eastown, Ottawa Hills and Garfield Park are dense with pre-war homes, and in those houses the kitchen is usually where the electrical question gets settled for the whole floor. Knob-and-tube wiring, a panel without the capacity for a modern appliance load, galvanized supply lines that have narrowed from the inside, and plaster and lath instead of drywall are all normal findings, not emergencies. What matters is that they are identified at the walkthrough rather than during demolition, because each one changes the sequence of everything downstream.

In a post-1970 home on the east side or out toward Cascade the structure is more predictable and the constraints move: truss roofs that limit what can be done with a ceiling, slab sections that complicate moving a drain, and engineered floor systems that need an engineer's sign-off before anything is cut for plumbing.

Layout changes are the fork in the road

A kitchen remodel splits cleanly into two projects. One keeps the existing footprint and replaces what is in it: cabinetry, countertops, backsplash, flooring, lighting and appliances. The other moves walls, windows, the sink or the range, and the moment any of those move, the project picks up plumbing relocation, electrical rerouting, possible structural work and a plan review step.

Neither is the right answer in general. The useful question is whether the current layout is failing you or just looking dated, because a cosmetic problem solved with a structural budget is money spent on the wrong thing.

Permits and the trades

A kitchen remodel inside the Grand Rapids city limits goes through the city's Development Center. East Grand Rapids, Kentwood, Wyoming, Walker, Grandville and Cascade Township each run their own building department. Expect a building permit plus separate electrical, mechanical and plumbing permits, each pulled by the licensed trade performing that work, and a plan review step if a wall is moving or a structural element is being altered.

We pull the permits. A homeowner who pulls their own permit in Michigan becomes the responsible party for the work, which removes the contractor's accountability and can affect insurance and the later sale of the house.

Selections before demolition

The most common source of schedule slip on a kitchen is a selection made after the work has started. Cabinetry runs on a lead time that does not compress, countertop templating cannot happen until the cabinets are set, and appliance dimensions decide cabinet openings rather than the other way round. We ask for finishes, fixtures, cabinetry and appliances to be chosen before demolition, and the proposal identifies which lines are fixed and which are allowances tied to a selection you have not made yet.

If you are earlier in the process than that, we have written on what actually moves kitchen remodeling cost and on how a remodel timeline really runs.

What homeowners say

When I finally decided it was time to replace my deck, I knew I had a bit of a project ahead of me. Several boards had rotted through completely, and I was starting to worry about safety. The railing wasn’t much better; it felt loose. I take a lot of pride in my home, and the deck had become something I was embarrassed by. I went online and started looking for some help. Typing in a…

We found OCD Building & Remodeling, Inc (Alex - Owner) via Google search to request a bid for a full ~600 sq ft deck replacement @ our 54 yr old home on Wolf Lake (Mich). Alex offered to drive up and review the requested SoW with us. At initial bid, OCD wasn’t the least expensive of the 3, but there was something about his communication, his personality, and knowledge that helped us move…
