Why book home additions with OCD

Home additions represent a unique opportunity to enhance your living space without the hassle of moving. Whether you’re welcoming a growing family or desiring a dedicated workspace, adding to your home can meet these evolving needs. By creating extra rooms, such as bedrooms, bathrooms, or sunrooms, you not only increase functionality but also add value to your property.

The process allows for personalized design tailored to your style and requirements. Imagine having that cozy nook for relaxation or an expansive kitchen for entertaining—your imagination is the limit. Additionally, with today’s modern construction techniques and energy-efficient options, home additions can integrate seamlessly with existing structures while minimizing impact on utility bills.

Choosing this route means investing in comfort and convenience that aligns with your lifestyle—making daily life more enjoyable while enhancing the overall appeal of your home. Now’s the time to consider how adding space can positively impact both functionality and value in your living environment.

Zoning comes before design

An addition is the one remodel where the first constraint is not the house. It is the lot. Setbacks from the front, side and rear property lines, maximum lot coverage, and height limits are all set by the municipality, and they decide the envelope you are allowed to build in before anyone draws a floor plan.

This is why we check zoning first. A design developed without that check is a design that may have to be redrawn, and in a dense Grand Rapids neighborhood where lots are narrow and houses sit close to the side lines, the available envelope is often smaller than the homeowner expects. Where the plan does not fit, the path is a variance request, which goes before the municipality on its own calendar and is not guaranteed.

Bump-out, ground-floor addition, or second story

A bump-out extends an existing room by a few feet, usually cantilevered off the existing floor system so no new foundation is needed. It is the least invasive option and the one with the tightest size limit.

A ground-floor addition needs its own foundation, which in West Michigan means footings below the local frost line, and it consumes lot coverage and yard. It is the most straightforward structurally and the most demanding on the site.

A second-story addition consumes no lot at all, which is why it is attractive on a narrow Grand Rapids lot. It also puts the entire existing structure and foundation under a new load, so it starts with a structural assessment rather than a design. The existing foundation, the first-floor walls and the existing footings all have to be verified as capable of carrying what is going on top of them, and where they are not, reinforcement becomes part of the project.

Tying the new to the old

The detail that separates an addition that reads as part of the house from one that reads as an addition is the connection. Roof lines have to meet without creating a valley that traps snow and ice, which in a lake-effect snow region is a maintenance problem and eventually a leak. Siding, trim and window proportions have to match or deliberately contrast rather than miss by a little. Floor heights have to align, which is not automatic when the new foundation is poured decades after the original.

Mechanically, the question is whether the existing furnace, panel and water heater can carry the added load, or whether the addition needs its own zone, its own circuits, or an upgrade to the existing equipment. That answer belongs in the proposal, not in a change order.

Permits and plan review

Every addition triggers a plan review in addition to the building permit, plus separate electrical, mechanical and plumbing permits pulled by the licensed trade performing that work. Inside the Grand Rapids city limits that runs through the city's Development Center. East Grand Rapids, Kentwood, Wyoming, Walker, Grandville and Cascade Township each run their own. Properties in a historic district add a Historic Preservation Commission review for anything visible from the street, on its own calendar.

We pull the permits. A homeowner who pulls their own permit in Michigan becomes the responsible party for the work, which removes the contractor's accountability and can affect insurance and the later sale of the house.

If you are weighing an addition against finishing space you already have, we have written a direct comparison of an addition versus a finished basement, and on how the timeline really runs once plan review is in the sequence.

What homeowners say

We had an excellent experience working with Alex. Communication was clear, consistent, and professional throughout. We recently purchased a fixer upper and Alex has been so attentive to the projects. We had issues with the plumbing on our washer and we messaged him on a Saturday night and he was here with a plumber at 9am Sunday morning. They showed up on time, worked efficiently, and paid close attention to detail. What really stood out was…

When there was a problem with how our deck settled, I was very frustrated. It was an expensive deck and the last thing I wanted was for it to become a liability rather than an asset to our home. I contacted Alex and he came and assessed the problem. He was able to use his expertise and tools to address the issue and left our deck standing tall and looking great. He was patient and…
